The attention to details at all levels of the property, to making us feel valued as tenants residents - - we could not have hoped for more. |Recommended: YesGreat, very modern and new — The rooms are spacious and modern. The appliances are great. The walls are a bit thin, but at least the walls facing the street aren't too loud. I wish the gym and business center were open longer.

|Recommended: YesGreat area, easy commute to the Texas Medical Center — It is great living here It is never noisy. The pool and gym are great amenities to go relax and destress. The garbage pick up is a great service the apartment has for their residences.

|Recommended: YesNice clean and good location — Good location, clean apartment and complex. Was given wrong floor plan blueprint and virtual tour upon signing lease, had to switch to new unit because the sizing of the initial apartment was completely off and way smaller then told. That was a breach in contract on Moderas part but they did not offer any compensation other then just move elsewhere or another unit at the current market rate. We had to go from a 1 bedroom to 2 bedroom due to space needs since no other units were available on the first 2 floors that fit a floor plan that was good for us and we needed to stay lower because of our dog. This was very upsetting and because we were on a time crunch we had to just get a 2 bedroom here and spend a lot more then expected. The new unit is great spacious and nice, we just expected some type of compensation on Moderas part since this was their fault and we are now spending a lot more on a 2 bedroom then expected.
|Recommended: YesNo major complaints — So far I have enjoyed living at Modera Flats. Best part of living here is location. I walk to work and after work and on the weekends I run at Hermann Park. I live on the third floor and have not had any issue with roaches which I am terrified of There is adequate parking available. At most I have had to park a floor above my usual parking level. Fortunately I have relatively quiet neighbors so not sure how loud it may be if a family lived next to me but I will say that I do hear my upstairs neighbor when she is playing music or working out. With having to live in close proximity to other people, that may just be how all apartments are although maybe the walls are thin. Either way, when I do hear my upstairs neighbor its only for short episodes. Overall, I am satisfied living here.

|Recommended: YesBEAUTIFUL PROPERTY — We’ve only been in the new place for a few weeks, but i absolutely love love love it here. The grounds as well as the property are beautifully decorated and maintained, the staff is very accommodating and friendly. The doggie area was a pleasant surprise as well
There is a small distraction every now and then due to possibly insulation as we sometimes hear every footstep and furniture movement from our above neighbors. As of yet, that is not a dealbreaker. I love the sense of security, and the close proximity to everything in the Medical Center and downtown areas.
Since most of us are slowly moving out of our mandated “quarantine”, it would be nice to have a meet and greet or some other type of community event at some point soon.
